The warm weather is not the only reason snow birds are traveling to Southwest Florida. The time honored tradition of escaping the freezing temperatures has slowly changed in recent years. New visitors are seeking shorter rentals and more activities like golfing and boating.

Southwest Florida rental managers have observed a change from the typical three month rental to the shorter weekly rental. Renee Macdonald, with Land and Sea Vacation Rentals, is a fifteen year veteran of vacation rentals, on Marco Island, Florida. She has witnessed first hand the change in visitor’s demands. “In the past we received a lot of inquiries for three month seasonal rentals, but today more people stay for only a few weeks or less.”

Macdonald attributes the shift in demand to changing demographics. A survey by The Associated Press found that most baby boomers expect to retire around 63 – but 66 percent of them are expected to continue working after retirement. As a result, the typical retiree has less time for winter vacations to Southwest Florida.

According to the Travel Industry Association of America (TIA), travelers over fifty-five comprise 31 percent of the household’s trips taken last year. Baby boomers were also found to be the most affluent travelers and preferred outdoor activities.

Increasingly rental managers are looking to cater to visitors looking for an active lifestyle. Macdonald explains, “Many guests specifically request properties that offer golf memberships or private beach access.” Renee agrees that most baby boomers make up a considerable portion of her guests, and that most are seeking more amenities like golfing and boating. Communities in Naples, Florida, like Fiddler’s Creek, accommodate active lifestyles by offering amenities like golf, beach resorts and a yacht clubs.

The winter tradition of Snow Birds migrating to Southwest Florida to escape from the cold has become more orientated to working Baby Boomers and visitors looking for plenty of activities. The shift in visitor demographics has contributed to demand for shorter vacations with more activities. The combination of changes in visitor habits and the current slow down in the real estate market has created many options for seasonal renters when choosing their next vacation rental in Southwest Florida.
