With the real estate market doing so well, it is good to know the advantages for using a Realtor over FSBO or For Sale By Owner.

Unless you are an experienced home seller, you will find that selling your home without the assistance of a Realtor somewhat intimidating and risky. This is due to the fact that all of the right information is out there, but if you do not know it, you might miss something.

The main advantages of using a Realtor are in their experience.

Selling a home is a large amount of work. There is paperwork, listing, showing and much more. A Realtor does this for a profession so therefore they have all the tools to complete the process will skill and ease.

A Realtor is determined to meet the needs of the seller, and therefore their skill is used for the most part during the contract negotiations and execution. The legalities and paperwork are a huge undertaking in itself. Mistakes can be costly and therefore it can take from the profit you would make from selling the home yourself.

Realtors have web-based coverage for the home, in addition to the realtor's site, and MLS. The funding you pay also covers full color pages in the paper to present your home to the public. With the norm of advertising properties a benefit to the Realtor, they can get all of these options at a fraction of a cost.

With the notary and attorney fees, it is expensive to pay for all the proper paperwork. A Realtor may have these professionals on consignment or have them easily paid for a less hourly rate due to the amount of business they bring.

Finally the last advantage of a Realtor is that per statistics, a home sold by a Realtor is usually sold for roughly $20,000 more than that of a home that is sold FSBO.

Advantages of selling your home FSBO are not paying Realtor fees.

There is no listing agreement and no fees to pay the agent or Realtor. The usual amount that can be saved is around 6% of the total sale.

You can sale to whom ever you would like. Most of the time when you go through a Realtor, they request in the agreement that exclusivity of your home is only to them.

When you sale your home, you get the money. In the case of hiring a Realtor, you pay their fee, even if you are the one who finds a buyer and you complete the sale.

You can set whatever price for your home, and negotiate the price to your liking. If the house were not selling fast enough, it would be your skills in negotiations that could seal the deal.

FSBO attract buyers, this is usually because it is a more informal process of purchasing a home, and also usually has a better price negotiated on both ends.

You can use free listing options on the Internet to list your home. You also get to use your creativity to find the best buyer.

Whichever option you go with, remember that there are legal documentation and fees that are required in the transaction of selling a home. Whether you pay a realtor to complete the entire process for you, or you do it yourself. Make sure you are meeting all the needed documentation so not to have any unnecessary debt in the future of the transaction.
