For the majority of people, there are few financial transactions made in life that will be as expensive as buying property or selling property. Usually because of the complexity of property transactions, people hire additional help in the form of a realtor. Since a realtor will be paid to help you find your way around in this major transaction, it would be a good idea to review a few tips on how to pick a realtor.

Tip #1

Review their qualifications. It would be a good idea to make sure that a realtor is properly licensed by the National Association of Realtors. There are a set number of classroom hours and a test that most realtors must take to be licensed. This standard is a good way to check on the necessary qualifications.

Tip #2

Review their understanding of the area. Property values, taxes, zoning, and much more change from location to location. When picking a realtor make sure he or she has good connections to the area. The realtor should have an excellent understanding of the local zoning and tax laws. A realtor should also know a great deal about the surrounding neighborhoods and commercial areas relative to the property of interest.

Tip #3

Ask for recommendations from friends and neighbors. It might be useful to talk to family and friends about their experiences with different realtors. If they’ve been in the area long they may know the reputations of different realtors.

Tip #4

Ask to see their advertising. A big part of the real estate business is advertising. How appealing do their flyers and ads look? Do you think that they are effective? If the advertising looks cheesy or unprofessional, it may indicate that the realtor won’t be able to sell property as well as a realtor with more sleek advertising.

Find out how busy the realtor is. How many houses is the realtor trying to sell right now? If he is tied up in too many negotiations, he might not be able to devote enough time to the needs of new clients. Is the realtor very good at returning phone calls, or is she distracted? Can she remember your name and details of past conversations? The last thing anyone looking to buy or sell a piece of property needs is to be tied down to a contract with someone who is too busy to look after their needs.

Find out how long they’ve been in business. It may be beneficial to find out how long the realtor has been in business. Real estate is an area of interest for many people, but there are different levels of commitment. Someone who has been in the business for a longer time will likely have the best connections. There are a lot of people who are just dabbling in the market; it may be better to avoid these types of realtors. Find someone who has been in the business for a long time and is serious about negotiating deals.

Tip #7

Find out how successful they are. Find out how long the realtor’s houses stay on the market or how long it takes them to help someone find a house. A realtor should be able to give some references and some information about her transactions. This can be a great help in determining if the realtor will be your best bet in acquiring property or selling property.

Tip #8

Personality is the key. When it comes down to it, there are probably many realtors who have been successful, who are properly licensed, who have great advertising, and basically meet all the other necessary requirements. After all the basics are met, personality is the key. How do you feel when you talk to the realtor? Can she be trusted? Does she draw you into conversation? If you don’t feel comfortable and at ease with this person, it is hard to imagine that the realtor will be able to really sell your property to someone else. Pay attention to personality, and find someone who can make a good sell.

Buying and selling property is a major financial transaction, and it comes with a lot of strings and details. Be sure to remember these tips when picking a realtor.
