Staging is the process of getting your home organized in a manner that will help it to sell faster on the market. In many instances you will want to consult with a professional who can help you with these changes. They will be able to take a tour of your home and identify what works well and what isn’t. They are experts in the field of what makes a home appealing to potential buyers.

If you are working with a real estate agent they will be able to refer you to a qualified professional for staging. They may include such services in the price of their contract with you as well instead of it being an additional expense. After all, staging helps them too because they will only make a profit if your home sells.

Other than paying for the cost of the professional, there is very little to invest in the area of staging. They may point out a couple of things that you will need to pay to change such as painting a wall or fixing a leaky faucet. For the most part though they will be helping you with arranging your furniture in a way that makes the home appear larger, placing pictures in a particular location to shift the focal point of the room, and providing the layout of the home with a balance that can be felt by potential buyers.

You may think you can take care of these issues on your own without the help of a professional, but you really need an objective opinion when it comes to staging. You will likely have an attachment to your home and the way it looks but this can hinder your ability to effectively stage it properly. As potential buyers explore your home, they imagine their items in it. If they feel like the home won’t hold all of their possessions they won’t want to purchase it.

The concept that less is more really is important when it comes to staging your home. If you have too much furniture in a room it can appear to be small and cluttered. If you leave items laying out everywhere the potential buyers will get the impression that they home doesn’t offer enough storage space. It is a good idea to clean out every room in the house before you start letting people explore it. Make sure you organize the closets as well because many people look in them to see how much storage space they will have in them.

If you come across items you want to keep but that you don’t use right now, pack them up in boxes and put them in storage. This way you have less clutter around the home for potential buyers to come across. You may want to pack up personal photos as well and decorate the walls with beautiful pictures. Some potential buyers become uneasy when they see family photos out because they get the feeling they are invading your space.

Potential buyers are going to notice things you aren’t aware of in your home so don’t take offense to the information offered to stage your home properly. They will notice old paint so you should consider repainting all the rooms in your home if you can afford it. The entrance to your home needs to be inviting so they will immediately feel comfortable entering your home.

Pay close attention to the details in your landscaping as well. If your yard isn’t well kept it gives the appearance that you don’t care about your home. It will also prevent many potential buyers from even scheduling an appointment to come in and take a look at the home. Add some lovely potted plants to the porch area and you may want to give the entire exterior a new paint job.

Make sure your garage is free of clutter as many potential home buyers will want to see how much actual space is in the garage area. Children should pay attention to picking up their toys from the yard. Offer a central location for storing bikes and other outdoor equipment so they can easily access it but you don’t want it to be an eyesore.

Many potential home buyers carefully look in the bathroom for signs of mildew and mold. Make sure you carefully clean the show, toilet, and sinks so they will be very impressed with what they see.

The kitchen is another area that is often closely scrutinized. Make sure you have all your pots, pans, and dishes organized neatly in the cabinets. Make sure the stove and the refrigerator are sparkling clean. The counters should be shiny and free from any clutter. All of the cabinets need to open easily and shut securely. You can give them a face lift by purchasing new handles. If you have pets in your home remove their food and water dishes from the kitchen area as many people are turned off by this sight.

Through out the home you need to have the furniture displayed in an attractive manner. You will also want to remove many of your personal items from the bedrooms and living room areas. Keep the display of knick knacks to a minimum so they don’t overwhelm those looking at your home. You want the area to look lived in but not full of your personal items.

Taking the time to stage your home before you put it on the market can seem like a chore, but it going to help you sell your home faster and it will likely help you get a better price for it. Since you will have to go through all of the items in your home before you move, you really aren’t doing any extra work when it comes to packing and removing items. Investing in paint indoors and outdoors is well worth it as it can make your home much more appealing.
