To help, be sure to upload as many images of your property as the site allows. If the site allows you to post a walk through video tour, do it. That way a prospective buyer can walk through your property any time day or night and you don’t even have to be there!

Not only can you market your home and all its wonderful details, many of these sites allow you the opportunity to talk about the surrounding neighborhood. Most buyers, especially those unfamiliar with the area, are looking for a specific type of neighborhood such as family-oriented or close to certain amenities or within a specific school district. What an excellent way to further boost your property’s appeal!

Setting the right price

Posting images and details about the property and the neighborhood are important, but what’s really going to sell your property fast is an accurate price. But don’t worry; the Internet makes it easy to research recent selling prices for comparable properties in your market.

The one thing that all successful private house sales have in common is a well thought out marketing plan. Like an estate agent, your goal is to make the availability of your property known to the widest audience possible. Besides an engaging online presence, don’t forget to put a “for sale” board out front and place adverts in the local papers. That way everyone in your local market knows that your property is for sale. Even if your neighbors aren’t in the market for a new home, chances are they know someone who is.
