Realistate agents are individuals who represent both buyers and sellers in realistate transactions. The majority of agents work on a commission basis. In order to make a living, these licensed professionals must become efficient in locating suitable properties for their clients and possess the ability to quickly close deals.

There are two types of realistate agents -- Buyer's Agents and Seller's Agents. When purchasing a property, you will work with a Buyer's Agent. When selling a property, you will work with a Seller's Agent.

When selecting a realistate agent, it's important to seek out an individual who is experienced in the market you are looking to buy or sell in. For instance, if you are buying or selling commercial property, look for a Realtor who specializes in this type of real estate. If you are looking for a home or land in the country, seek out a realistate agent who specializes in rural properties.

Selecting the proper realistate agent is a critical part of the process. Most people begin their search by asking friends, family or co-workers for a referral. Even if the referred agent doesn't work out for you, he or she can refer you to another agent who specializes in your market.

If you do not know anyone who has worked with a realistate agent, the Internet is a great option for locating someone who works in your area. Start by typing in "real estate agents + your city" at your favorite search engine. All reputable Realtors post their biography on their website or provide clients with a printed portfolio. By taking time to review the realistate agent's profile, you will have a better understanding of what services they can offer you.

It's a good idea to contact several Realtors before making your final decision. Take time to interview each realistate agent. Prepare a list of questions and request referrals. Be certain to contact the referrals and ask them how well the Realtor handled their transaction.

Additionally, you can locate reputable realistate agents in your area by attending open houses. This provides an informal opportunity to meet several Realtors and determine which one best suits your needs. Open houses allow you to meet the agent, ask questions and get a feel for their personality and work ethic.

A sure-fire way to find the perfect Realtor is to track "For Sale" signs in the area where you plan to buy or sell property. Keep track of the for sale signs as they go up and down in the neighborhood. Write down the name and number of the agent and how long the house stays on the market. The agent who sells the most realistate in the shortest amount of time is usually your best bet.

Last, but not least, pick-up local newspapers and real estate magazines located at the entrance of grocery and drug stores. These free publications are a wealth of knowledge and can provide considerable insight. Realistate agents who advertise in local publications are generally more knowledgeable of the area's real estate market.
