Condominiums and town houses are often smaller than conventional houses. Many buyers of condos or town houses are usually retirement couples that are economizing or young starting families. Both demographics will be experiencing the so called “space squeeze” although for different reasons. It is your task to make your condo or town house feel as roomy as possible.

Guidelines for winning over clutter:

• Be unforgiving!

• Package together any off season things or miscellaneous belongings that you want to hold on to. Drop them off at a friend’s house for a couple of weeks or consider leasing a storage locker for longer storage.

• Kitchen counters should be cleared off. This includes daily appliances like the toaster and juicer. Make sure that you scrub off any and all grime and mildew buildup on the kitchen sink.

• Anticipate and accept the possibility that closets, cabinets, cupboards and drawers will be opened and checked by prospective buyers. These storage areas should be kept clean, organized and tidy. In this way it would be easier to show their function, minus the clutter.

• Dispose of unnecessary food, cleaning supplies and other items that make your kitchen storage look messy or maxed out.

• Keep your toilet and bathrooms clean and smelling nice. The condition of the bathroom reflects heavily on the owner of the house. It is smart to keep this area extra clean so that prospective buyers will have a good impression on you.

• Storage space and capacity is a real concern for most condominium buyers. Packed closets or cabinets may relay a message that your place may have too little storage area. This is definitely a big turn off. A probable lack of closet space can not only reduce the potential sale price of your condominium or town house, it can also make it harder for you to sell. You need to arrange your things in order and simplify so that you can make the impression that closet space appear sufficient. Categorize and neatly fold all the belongings that you just couldn’t let go of. Think about using closet organizers to help you take full advantage of available space. All unnecessary things, objects or belongings should be boxed up and stored away. Donate to charity or give away excess clothing and belongings that are only eating up space in your cabinets. As a rule of thumb you must keep in mind that if you haven’t worn it in the last year then clean it bag it and arrange for a local charity pickup. Your closets would definitely look more functional and more organized.

• Garages and storage rooms. Your storage rooms should not escape scrutiny. They also need to be tidied up and organized. Use similar ideas and methods that we have applied in organizing, cleaning and making your available space appear roomier.

• Getting the services of junk people to haul away your junk might cost an additional hundred dollars, but this could easily net you much more with a better selling price.

• Organize a garage sale or donate items to your local church bazaar or charity.
