The vacation rentals by owner advertising concept is proving a powerful way of marketing a holiday home to a keen and hungry audience.

It is all too easy to get caught up in the excitement of buying a holiday home or a vacation rental property and lose sight of the all important practicalities of getting the investment property rented out.

However, if investors or second homeowners are serious about making a success of their investment and maximizing on rental income, then this is something they will certainly need to think about sooner, rather than later.

In today’s world of online bookings holidaymakers expect to be one click away from finding their ideal holiday. Homeowners need to tap into this worldwide market to make sure their property is seen amongst the myriad of holiday options available.

Even if the property investment is solely for a holiday home, renting it out in between private use via a vacation rentals by owner advertising scheme, is an excellent way to offset the costs of maintaining a second home or even to repay any mortgage or remortgaging finance that may have been taken out.

Essentially, there are two holiday rental options open to vacation home owners. They can either choose to enlist the services of a rental property management company or alternatively, opt to use the services of a vacation rentals by owner scheme.

Using A Rental Property Management Agency

Many people will use the services of a rental management agency purely for the convenience of a 'hands off' approach. However, even before making a commitment to buying a rental investment property or vacation home, they first need to be clear about any restrictions on the amount of time they will be allowed for personal use.

Many holiday resort developments consist of vacation condo rentals, including apartments and villa rentals that automatically come under the resort's condominium management program - or rental pool. In addition to restrictions on personal use, vacation rental home owners might well find that they are not allowed to use their property during peak vacation lettings seasons or might even be charged the full rental rates for doing so.

Commission fees of between 40% and 50% of the vacation home rental income is the norm. So if the weekly rental income was £500, £250 of that is commission.

Even where home owners are not tied in to a condominium management holiday rental scheme, they will still need to enlist the services of a well established, local property rental management agency. Though this may well give greater flexibility in relation to personal use, holiday homeowners might still experience some of the above restrictions. They can typically expect rental management companies' commission fees of between 20% and 40% of their vacation home rental income.

A second option is to register and use the services of a vacation rentals by owner online. The cost of these services are surprisingly inexpensive and the beauty of these schemes is that vacation homeowners get to keep all their rental income. That's right, they pay absolutely no commission fees.
