Majority of the properties in USA are being rented by families rather than by any company. It could be said that these individual owners are the real estate investors of this country.

Though most of these property owners do not have any bad experience as landlord, about 1/3rd of these individual owners would not like invest in real estate again. These people are the one whom we could consider them as burnt out landlords.

If you are thinking of becoming a successful real estate investor, you should avoid making the mistakes enumerated below.

When you want to invest in a property, before doing so you should look into the cost involved and likely returns you might get from that property. The property you are interested in could require substantial amount for its repair or improvement. It is seen people under estimate the amount of work involved and spends a fortune to do it. They may even leave the job unfinished. They should be sure that they would get adequate return from the property to justify the investment going to be made by them.

A big mistake many Landlords make is regarding selecting tenant for such a property. Before handing over the property to the tenant, you should check the antecedents thoroughly. In all the countries, legal systems tend to protect the tenants. Eviction of tenants is a very difficult tax. And it is not easy to evict tenants. Sometimes, it becomes a nightmare to evict such an errant tenant. It is very important that you should meet your future tenant personally. From their appearance and behavior you may make a judgment regarding how they will behave as a tenant in the future.

After you could find a good tenant for your property, you should try to develop a cordial relationship with your tenant. After all, you do not want your property to lie vacant. It would affect you hard financially. If your tenant feels happy, he would try to take good care of your property and would not harass you unnecessarily. This will definitely enhance the value of your property. If any repair is required genuinely, you should carry them out without any delay. This will help maintaining good relations with your tenant.

While taking up these repairs, no short cuts should be taken. This may give an idea to your tenant that you are not interested in the proper upkeep of property. And he might be behaving in a similar manner. A well maintained property would always fetch much higher price than a shabby one.

For minor repairs, it is always a good idea to do repairing yourself. It would be cheaper too. But, for carrying out repairs which require substantial work, it would be prudent to get it done by the experts.

Last but not least, if you are engaged in some other vocation full time, you should be clear about how much time you could give to look after your properties. Otherwise, you may not be able to do proper justice to both your work and the property you own.
