If more than 40% of the units are being rented, you will not receive insurance because mortgage companies consider condos with many renters as non-warrantable. This means that there is a higher risk for the mortgage companies thus they would not offer mortgages for condo buyers. This risk is explained by the increased chance of troubles, domestic arguments, vandalism, destruction of property, police visits and others. This is why you have to choose carefully what condo to live in for your safety and peace of mind.

The word condominium came from the Latin words ‘con’ which means together and ‘dominium’ which means property. This makes condominium as common property which is shown between people who live in a condominium. In condos, there are lots of families sharing the same building but they live in individual units. There are area where they gather such as lobbies, cafeterias, pools, activity rooms and gardens. Condo life is more complicated that living individually because you share property with yourself and you must learn to live and tolerate people living with you. Thus it is important to know what each one can do and cannot do so that you could live in harmony within shared property.

The Homeowners Association takes care of the tenants by paying the bills, taking care of the building and grounds maintenance and making your home a peaceful place. Your pay for their services is included in your monthly dues. However we should always remember that there should be budget allocated for expensive maintenance or capital improvements that include roof repair or replacement, parking lot repairs and repainting. If there are no savings, the HOA will ask you from you a large amount of money. That is why you need to find out if the HOA has an adequate amount of savings that should roughly equal to at least 3 months worth of dues per unit. This way, you would be saved from trouble later on.

If you decide to live in a condo, you must know about the rules and regulations so that you may be assured of an orderly stay. In condos, ownership is divided between single families and the other tenants of the building. This makes freedom more limited and more restrained that’s why you have to establish your rights and obligations. Read these rules in documents like “Declaration”, “By-Laws” and “Common Element Rules”. All condos have these and the rules differ from one condo to another. There is a Board of Directors that manage and maintain the assets of the condo and you could talk to them if you have any questions.
