What You Need to Know to Buy a Condo

When preparing to buy a condo, there many considerations to take into account. Many of these are similar to those of a traditional home, but some aspects are different.

One thing that is the same is location. This is true with all real estate and living area decision making. Proximity to work, church, stores, schools, interstate expressways, and other key points of interest is important to think of. For example, if you are someone who likes to golf, you’ll want to consider if there is a nearby golf course. If you love to get your hair done, you’ll need to consider whether there is a nice salon in the area.

In terms of location, another important aspect to consider is the crime rate in the area. While it is true that you may get a better price on a home in a higher crime area, you will be putting the livelihood of your family at risk. Think about how much the well-being of your family is worth to you before you fall for the lower price!

Another similar key detail when purchasing homes and condos is space. Does the condo have the number of rooms you are looking for? Does it have the square footage you need? How about closets, storage, garages, and so on? The last thing you want to do is move into a beautiful condo but not have room for all of your belongings and furniture! However, if you must downgrade in terms of square footage, perhaps that could be the extra motivation you need to get rid of unneeded items—to “de-junk,” so to speak.

One main difference with a condo is that you will be technically sharing a building with a neighbor. While the condo will, for most intents and purposes, “feel” like a home, there will be times when it will be more than apparent that you live in a condo. For example, the upkeep of the outdoor part of the home is somewhat of a joint effort. If one neighbor mows their part of the lawn and keeps the landscaping nice, and the other doesn’t, it reflects badly on both units, and makes both residents look bad to neighbors and visitors. In some communities, there is hired help to handle this outdoor upkeep, included with your monthly payment.

Another neighbor issue is noise. Find out whether your potential neighbors are young and like to party, have small children, dogs, or like loud music. You may think that these will be little annoyances, but they can become a big deal after a few months of getting no sleep at night!

Finally, if you are debating between buying a house or a condo, you will need to reconcile the distinction of advantages verses disadvantages between the two. That distinction is going to vary to some degree, depending on the wants, needs and personalities of you and any potential roommates you intend to have living with you.

Today, even though condos have been traditionally more affordable than a stand-alone home, a softer real estate market means that homes are more affordable than ever! Whichever you choose, be sure to look at all of the fine print in your loan and lease agreements! And make sure you are in a financial position to afford your monthly payments! You don’t want to end up in a bad financial situation in the future!
