High Rock Lake offers 18 boat launches and 3 marinas. The lake is a fully recreational lake for swimming, boating (gas or electric engines), sailing, kayaking, canoing, paddle boats, jet skiing, water skiing, tubing, wakeboarding etc. Waterfront lots owners must obtain Boat Docks Permits from Alcoa/Yadkin, Inc to build a dock. During the summer months you can enter various fishing tournaments, since the lake abounds with many species of fish. Two things that have made High Rock Lake extremely attractive are the size of the lake, and the close proximity to towns. High Rock Lake is one of the largest lakes in North Carolina, with over 350 miles of shoreline to explore. Many miles of shoreline are designated as Nature Preserves, which keeps this large lake quiet and peaceful. One of Sunset Pointe's biggest assets is it's location on High Rock Lake. Many other communities on High Rock Lake are remote from shopping and restaurants, but Sunset Pointe is located only 5 miles off I-85, and is located about 10 minutes from downtown Salisbury for all of your shopping and dining needs. With boating traffic rated as low to moderate, you can see why so many people love the natural beauty of Sunset Pointe at High Rock Lake...

Sunset Pointe is located just northeast of downtown Salisbury, on Crane Creek Area of High Rock Lake, on the quiet side of the lake. Sunset Pointe is located just 5 miles off I-85, with Charlotte and Winston Salem only 45 minutes away, and Greensboro an hour away.

Salisbury, population of about 30,000, is one of the fastest growing areas in North Carolina, now with more than 280,000 people in the metro area. Centrally located between Charlotte, Winston-Salem, and Greensboro, Salisbury is becoming an ideal location for many reasons. From Salisbury, you can take day trips about 3-4 hours away to the beach or go snow skiing in the mountains. With an average temperature of 79 degrees in July, it’s no wonder that this region has become so popular.

Sunset Pointe on High Rock Lake, NC FAQ's

Q. I want to buy now while the prices are low, but don't want to build until later. Is this possible?

A. Yes, you can buy now and wait to build. There is no time requirement for building a home.

Q. Do you require a specific homebuilder?

A. Sunset Pointe HOA do not require a specific homebuilder. Your house plans must be submitted and approved by an Architectural Review Committee before construction. There is a 2000 square foot minimum for all homes. No mobile homes or trailers are allowed.

Q. I don't know of any homebuilders in the area?

A. Not a problem. We can provide you with a list of local homebuilders in the area.

Q. Are Waterfront Lots dockable?

A. Most Waterfront lots are dockable, but before building a dock, you must obtain a Dock Permit from Alcoa/Yadkin, Inc.

Q. What type of activities are allowed in the lake?

A. The lake is a fully recreational lake for swimming, boating (gas or electric engines), sailing, kayaking, canoeing, paddle boats, jet skiing, water skiing, tubing, wakeboarding etc.

Q. What schools are in the area?

A. Sunset Pointe is located in the Rowan County Public School System. Within 20 minutes are Catawba College, Livingstone College, and Rowan-Cabarrus Community College.

Q. Are there any yearly HOA dues?

A. Yes. Sunset Pointe Home Owner's Association fee is $895 per year.

Q. What types of utilities are at the community?

A. Sunset Pointe has underground power, underground phone lines, and each lot will be serviced by individual well and a community sewer system. Cable or Natural Gas are not available.

Q. How close is Sunset Pointe to the mountains or beach?

A. Sunset Pointe is about two hours to the mountains, and about 4 hours to the beach.

Q. How much are property taxes per year?

A. Property taxes are $6 per $1,000 of value. Some examples: A $50,000 lot would have about $300 per year in property taxes, a $200,000 lot would have $1,200 per year in taxes, and a $400,000 home and land package would have $2,400 per year in taxes.

Q. What about financing?
