A Checklist For Acquiring A Waterfront Property

The real estate industry has been a profitable industry and much so these days. The market is experiencing a boom today and many investors have therefore been on the search for a lucrative sector of the industry to invest in. Many homeowners especially the smart ones are now diversifying their interest from the mainland to waterfront properties for increased yields. Now almost everyone would like to buy a waterfront property.

Relocating to a waterfront has been the preferred choice of many for various reasons. One, waterfront properties afford families both leisure and space. Properties sited along waterfronts are scenic and provide lots of extra space with which the family can put to various uses. Secondly the resale value of the waterfront is easier as there is always a buyer looking for a piece of land to build a beach house or simply getaway residence. Some families invest in waterfront properties for their own business sake. They can have access to lakes or other water bodies from where they can be able to feed their stock or manage their farms well.

Waterfront properties therefore become a sound investment for the investor and the family. You just have to buy a property that is free from litigation and meets state and federal laws.

Before contacting a realtor or going ahead to make a direct purpose, you will have to assess carefully why you need the waterfront property. This assessment will then determine if the area you are locating to will be suitable or not. For example, if you intend to buy the property for water sports activities swimming or leisure, then you may need a sandy, flat beach without rocks. If you intend to bud, and sell out later, then you may have to consider the marketability of the area and its future inhabitation by other dwellers.

Check with the area if it has all the utilities that you will need. Water, power and access roads are essential. You will need all these if your stay at the waterfront is going to be comfortable.

You may also want to check if the area you are buying the property or intending to put up one is flood prone. A location easily flooded is going to make life quite uncomfortable for you. Some insurance agencies may even refuse to pay compensation for your losses if you knew in advance that the area was flood prone and you have gone ahead to build structures on the land.

If you intend to use the building for recreation and enjoy your water sports, you may want to contact local authorities about docking and building of jetties. Each area has its own restrictions and type of structure that can be put up.

In the first place, never rely on classifieds ads and internet websites to judge the quality of the land. It is essential that you pay a visit to the land to see how it looks like. You may want to have several views to see if will suit the purpose for which you are buying the land. Investors have been deceived with photos of land they had seen in the classified. A visit to the land will afford the investor or the builder the opportunity to assess the suitability of the land for the purpose for which he is buying. Photos may not be able to show the quality of the land.

Check with the relevant department especially the state agencies to determine if the area has been zoned for a special purpose. Some areas may have been demarcated for given use. You may want to first seek out that before you run into long disputes. Again, verify if your neighbors would be able to accommodate the kind of investment you intend to put up there or if you can accommodate theirs. As part of the checks, you may also want to ascertain any environmental risks that the land carries. This information is readily available from the EPA.

If the property you intend to put up is too close to the sea or lake, you may want to determinate historic levels of the water body. This will help you to put your building at the appropriate elevation or consider relocation.
