Buying rural property may be cheaper than urban land but they carry more uncertainties. Buyers will have to take extra care in acquiring rural real estate holdings because many of the comforts and conveniences available in the city may not be present in the countryside or will have to be acquired at cost.

In the past many people had retired to the rural areas only for holidays. Staying a day or two in the countryside may not be problematic but if you are buying a property to make your home or permanently reside there, then you will need to consider several issues before you make up your mind.

You may want to consider the fact that many rural areas are still under development. For this reason, not many areas have full services such as mobile communications. Again, some communities are yet unmarked by local authorities so access road are unavailable. Water may also be absent from some properties.

To adjust to the rural lifestyle, you will need to bring the area to an appreciable level of comfort. This means you will need to have constant supply of power. If the electric grid is located miles way, you will either have to find an alternative power source or connect at a big expense. If you are not ready to go into that, you will consider a generator or solar panel. An energy expert will determine the type of panel to buy or the generator set to install after assessing your power needs. You may not want to risk your money by buying something too small for your house.

Many rural areas have been marked for farming. This means you will have to live alongside livestock. One particular issue that you may face is the right of way of cattle. The law assumes that a property owner is responsible for fencing his land against roaming livestock. If cattle wander into anybody’s property and causes damage, the owner is absolved from any charges. So you will need to find out the existing rues and decide whether you will want to avoid the area or fence against livestock.

Typically, it is best to invest in a rural property that is close to the coast and is serviced by good roads. This way you can have the best of both worlds. You can enjoy city conveniences and then retire to your quiet and peaceful cottage after the day. If you intend to resell your property, a land so located will yield a higher value and therefore a greater price.

Waterfront properties are quite interesting but they tend to be located in areas with few amenities. This means the homeowner or investor will have to incur extra costs to bring the place up to date. Usually, such amenities are capital intensive and will suit a buyer who intends to make a residence out of the property. It particularly suits hobbyists who buy land for recreational purposes. They can then be ale to do their bird watching, fishing, hunting or swimming unimpeded. Waterfront properties can be very scenic. Lakes, rivers and streams all present the hobbyist with great opportunity to enjoy nature. Telecommuters can adjust to any waterfront property easily but people in regular work may have to consider the location of the area and its proximity to the city.

In many jurisdictions, there are specific laws that require the waterfront property owner to protect the environment trough series of interventions. You should factor all of these costs into the negotiations of the waterfront property.

If you are buying the land for recreational purposes, be sure to do an initial survey and assessment of the habitat. Find out if the particular kinds of birds you would like to watch are available in the area. If you are pursing fishing as a sport, what kinds of fish are there in the lake or sea. You would want to know about all these in advance before you finally move into the property.
