Buying Rural Properties – The Ranch Option

With interest in rural properties growing, one would want to consider an investment in ranches. This type of investment has so many possibilities and opportunities for the investor. It is one area that is growing very fast due to a number of reasons. Foremost, many people would like to leave the noisy city to go to the rural area to enjoy quietness. Again, many people are finding the rural settings exotic and exciting. Still more, rural properties are still cheap compared to the city equivalent.

There have been various destinations for rural vacations but the most popular amongst them seem to be California, New Mexico, Colorado, Kentucky and Texas. In all these states, one can have excellent ranch facilities to both enjoy your favorite sport such as hunting, hiking and fishing and just laze out in the host sun.

There are ranches in these areas that are centuries old. They have been handed down from generation to generation. These types of properties are hardly sold. But there are some which are offered for sale. These belong to farmers who want to move out to another location or have overgrazed land. But your interest lies in the development of the ranch into a dude ranch where it can of residential and recreational facilities for guests.

You can adopt two approaches to the ranch real estate development. You can build a simple one with basic amenities. These could be on a few acres of land. You will only provide decent rooms and then basic supplies. Alternatively you can put up deluxe cottage where people can retire for vacations. You can include all modern amenities such as satellite TV if available. These types of ranch are going to appeal to the rich who want to go on vacation in the rural area.

You will want to choose an area with a wooded lot so that people interested in hunting can be able to pursue their sport. It may also be prudent to pick a ranch that is close to a water body such a lake, stream or creek to provide fishing opportunities. It is a well known fact that many of the waters in the rural areas have lots of trouts, a popular fish for anglers.

There is something you can do to your ranch to give it a real rustic look. You can build a log home or a cabin. Many vacationers will be interested in this type of building as it is truly rural.

If you are building the dude ranch, you will want to let your visitors get total experience of rural America with a cattle farm or a horse breeding ground. You can have these properties adjacent to the main ranch buildings. The guests can then go though a gate to reach the livestock. Many would want to interact with the animals and have a feel of how life in the rural area looks like.

For the adventurous, you can provide horse riding lessons on the ranch. Many would like to try their hands on this sport.

As part of their stay, you can organize rodeo events for them. You can also organize trips for them to see cowboys in action as they shepherd their cattle on horse back. All of these experiences add value to their visit and will make the ranch get more fame.

For the adventure seeking vacationer, you can organize hunting expeditions. There are lots of game in this part of the country. Notably you can have elks, deer and antelopes in almost every part of rural America. You can also go o hiking expeditions with them.

For the quiet, you can create places around the trees where they can sit and read a book or just laze out.

A dude ranch affords investors an income opportunity. You can build a simple ranch with basic amenities or go for a deluxe type to cater fro rich vacationers.
