If you are getting ready to put your home on the market, you may benefit greatly from the use of a few consulting services to help you get the home ready for sale. It’s not enough anymore to clean up the clutter and run your vacuum cleaner before a showing. Since the popularity of television shows about flipping houses and interior decorating, potential buyers expect near perfection or they won’t be interested. The good news is that hiring the right consulting services can bring you more offers for higher amounts. It is not uncommon for a home to sell for more than its asking price when someone hired consulting services to get the home ready to sell.

Of course you will need to start with real estate agents or agent that you already have in mind. If you will be purchasing another home once yours sells, it is a good idea to consult with a mortgage broker ahead of time and get your mortgage, house insurance, and other security products lined up. This way you can accept offers for a quick sale and be ready to move out within a shorter period of time.

If you will be building a new home during the sale of your house, be aware that custom home builders can sometimes be delayed and your new house may not be ready when you sell the current one. Talk with a property manager or managers of a nearby apartment complex and negotiate a month to month lease just in case you need somewhere to live in the interim.

Now, about your house. Get the dirty work out of the way first. Call a few home inspectors and find one who will come in and inspect your house as if he were working for the buyer. This way you will be able to fix any problems that the buyer’s home inspection will find before the fact, leaving little or nothing for the buyer’s inspector to give the house a strike for. You can use inspection services for this, so shop around and get the best Company for a reliable inspection. A pest inspection is always a good idea, too. Even if you know you don’t have termites or other nasty bugs around the house, it’s nice to show potential buyers that you’ve covered that base for them.

Now for the fun part, and yes, that was intended to be sarcastic. Look into local design professionals and interior designers or home staging, to get your home ready for sale. It sounds like a lot of fun to have an interior decorator come in, but you should know that home stagers are very honest. They will tell you to rent a storage space and get all of your personal items out of the house – period! There is no arguing with these people, they want that house completely void of any remnants of you that don’t absolutely have to be there. They will tell you if your sofa is ugly and to get rid of it, they’ll supply one. They will tell you if your dining set is too large and to get rid of it, they’ll supply one. They will absolutely tell you to take down the family portraits and the china dolls you have collected for years and get rid of them. Listen to them, they know what they are doing.
