You have now decided to sell your home, but what do you need to do to get that all important sale. Below are a few rules that should help you when putting your property on the market.

Firstly, de-clutter wherever possible. This means putting away lots of things that are personal to you such as photographs, books, records etc. By de-cluttering the property you are making the rooms look more spacious and this will assist the potential purchaser in being able to visualize their own belongings in the house.

Also as stated above depersonalize as much as possible, maybe leave a few photographs etc., around the house to make it look homely and welcoming.

Next arrange for the carpets where possible to be cleaned as this will assist in your selling the property. Many people will factor in the cost of having to get carpets cleaned or replaced when considering putting an offer in on a house. By having your carpets cleaned you are eliminating one reason for a purchase not buying your property.

Also wherever possible make sure the rooms smell clean and fresh either by placing pots of pot pourri in the rooms or fresh flowers or even buying some good quality plug in air fresheners.

When you have viewings of your property and you own pets, if possible arrange for them to be elsewhere (ask a family member or friend if they will look after them for you, just while the viewing is taking place) and also ensure that their bedding is out of the house. Not only will it stop the pets from getting under the peoples feet whilst they are looking at your property, but it will also give you a chance to eliminate some of the smells that your pets emit.

Now you need to think about the colours that you have in your house at the moment, what might be a colour you adore, will not be to everyone’s tastes. Therefore if you are able to ensure that the colours you have in your home are as neutral as possible. By using such neutral colours are creams, whites and beiges you are able to provide the potential purchaser with a blank canvas for them to be able to put their mark on the property and in some cases it will assist in making the rooms look larger.

Next you need to think about the cleanliness of your house. If your house looks and smells clean, people are going to see that this home has been well cared for and maintained and thus given the potential purchaser the illusion that they are buying a low maintenance property.

Also, wherever possible make sure all surfaces have been cleaned (even if they have only been wiped down with a damp cloth) so that any dust or dirt has been removed and ensure that the bathrooms and toilets are clean and any limescale on the taps or the baths has been removed.

If you can ensure that the windows have been cleaned (either by arranging for a window cleaner to come and do them or by doing it yourself). A good method of cleaning windows without leaving smears is as follows:-- take some vinegar (malt) and place it in a bucket of hot water (don’t add any detergent). Then get a cloth and use this to put the water/vinegar mix on the windows and then to wipe it off use some old newspaper.

Also ensure that any little DIY jobs that you should have done months ago have been completed. A potential purchaser will see these as a fault and will look to putting in a lower offer if they consider purchasing your home.

Finally, you will need to look at the exterior of your property as the first impressions are always the most important. Make sure that the entrance to your home is clean and well maintained. The more kerb appeal that your property has the more likely a potential purchaser will want to enter it.

You will also need to look at keeping your garden neat and tidy, simple jobs such as removing any dead flowers, cutting the lawn and trimming back any hedges will add to the desired effect of the property being loved and well maintained.
