Preparing home for sale is fun! Well, in the perfect world, everything would be fun. Unfortunately not everything is so perfect, but we can do our best to make sure it goes smooth.

Preparing home is exactly the same way. You get out of it what you put into it. A home does not just grow itself, it needs to be nurtured. There are many ways you can go about preparing home for sale, and some are as easy as adjusting a light.

Some People Make it Too Hard

Preparing home for sale is not an exact science. It is best to think of it as an art form. A home is supposed to show how a family is and how they live. It shows personality and character. So, when you break it down, if your home does not have either, your home will not sell. If in fact it does sell, it will not sell at the highest price it could have. The best thing to do is start with the front.

When you approach the home you are looking to sell, does it look friendly and inviting? Does it show that someone loved it? If the home does not say this to you, it needs to be corrected. This could be as easy as planting a few plants, cutting back so foliage or trees or simply just cleaning up around the outside house and the outside windows. It is amazing what clean windows on the outside free of cobwebs will do for a face lift!

Next, you will want to walk into the front door. What do you see? Is there anything that stands out and obstructs a view? This is probably the biggest problem that most sellers face. You cannot expect to sell a home with huge furniture blocking views and suffocating the potential buyer. Prepare your home are sparse as possible. Keep it clean, airy and open.

Paint the walls. I do not care if you painted them last year and you think they are fine. Freshly painted walls can be seen a mile away. This is a fact. They brighten up the room and offer a fresh outlook on the home. Always paint them a neutral color. People want to see their visions, not yours.

Prepare home for sale as though you are looking to do a sneak attack! Plan your potential buyers every move. Yes, they look at everything. Little things like dirty base boards, dirty cabinets, dirty corners, messy furniture, etc. will kill a deal.

Sounds silly, but when people buy a home, they think of the house with the white picket fence. Come as close to that dream as you can. This will give your home a competitive advantage. Get down on the floor and scrub your baseboards! Impeccable cleanliness will show you cared for your home and it is in good condition. This will translate in to overall good thoughts about the home. In turn, this will stick in their minds.
