If you are a renter and looking for a place to live, whether it is an apartment, house or condo, you will need something you'll call home for a time. There are many choices out on the market. However, smart apartment seekers recognize that to find a "home" you need to stick within the allotted budget and get the features you want as well.

How can you stay within your budget and still get the features you want? Is that even possible? It's very possible to get what you want without spending extra money to get it.

First, determine what your needs and wants are. In an apartment, you may want an on-site gym, cable, wood flooring, among other things. However, your needs may have you choose an apartment within a certain distance of your work or child's school, be in a neighborhood that's safe and allows you to bring in pets. It's important that your needs are met first.

This means you need to set out which needs are most important. Second, make a budget of what you can spend on your rental unit each month. Afterward, start your search, as it will be much easier to find the apartment, home or condo that's just right for you and your family.

How To Find Your Apartment, House or Condo

It must be stressed that a budget must be set before you choose an apartment to live in. After all, you don't want to get kicked out the first month after you move in for failure to pay the rent. How much of your income should be spent on your rent?

A majority of experts agree that anywhere from 25 to 30 percent of your household income should go to pay for your home. However, many people are paying about 40 percent of their income. How can you figure out what price range you need when you look for your home?

Put down your monthly expenses. What is coming in and going out currently? Make sure you have every little minute detail so that you have an idea of what rental units you can afford and visit and which rental units are not worth bothering with due to their expected costs.

After you have this set, make a list of the apartments, houses and condos you wish to visit. Be sure, as you visit and view the home, that you ask questions of the landlord. You'll want to know what utilities are yours to pay for and how often does the rent get raised or lowered.

Other questions you may want to ask is if you are allowed to paint the home's walls, to have pets, assigned parking places, etc. It's vitally important to write down your impressions of the place including what you thought of the landlord and problems you see with the home or the grounds. When you do this, you can compare notes between the homes and make your decision based off it and the rent being asked.

Sometimes you won't find what you are seeking through traditional means of apartment hunting. If you find this is the case for yourself, look to online postings of apartments. These kinds of sites are very popular due to two major reasons: they are convenient and updated regularly.

How does it work? You enter how much you are willing to spend, what kind of lease you'd like, how many bedrooms and bathrooms you'd like. Some sites will allow you to add in other criteria to your search.

Why are these sites so popular? When you are moving to another city or state, you may not have the ability to look at apartments, houses and condos in person so these will give you an idea of where to start looking.
