Curb Appeal ... Creating a Good First Impression

Curb appeal is of major importance in selling your house. When the realtor pulls up at the in front of your house, followed closely by prospective buyers what will be their first impression of your house and property. Does the paint look clean and fresh? Are the lawn and shrubs well maintained? Cleaning up, fixing and maintaining the outside of your property can make a huge difference in the number of offers you’ll receive and the amounts of those offers. For a comparatively small amount of cash and energy outlay you can make your house a delight to show and easier to sell.

The first step is to stand in front of your own house and look at it newly, as if you were a potential buyer. Does it look well maintained? Would you say the owners really care about their house and the property that surrounds it? Are you excited about seeing the inside?

Here are some specific things to look at when viewing your property through an outsider’s eyes:

Are the windows clean and free of cobwebs in the corners?
Are the lawn and shrubs well maintained?
Are there cracks in the driveway, walkways or steps?
Does the driveway need resurfacing?
Are the gutters and chimneys in good condition?
Is the paint (if there is any) on the front door fresh and bright?
What about the trim around the door and windows? Is it cracked or peeling?
Are the garbage cans and any debris stores out of sight?
Are hoses and garden tools such as lawnmowers properly stored away?

If you do not have much greenery in your front yard you should consider buying some potted plants and flowers to add a touch of color and hominess.

If you have a back yard take a good look at this area too. View it as if for the first time. Make sure it is clean, neat and well maintained. Check for hidden debris or cobwebs. Any chipped or peeling paint or the doors or trim can usually be touched up easily and inexpensively. Windows should be sparkling clean. These are some of the things a potential buyer consciously or subconsciously use to determine if the house itself has been kept up. This is what is advertised as “pride of ownership” and, believe it or not, can help mean the difference in how quickly your house sells.

If your neighbors are too close or have disordered surroundings consider putting up a fence. People are not only buying your house and property but its location as well. If you have a good relationship with your neighbors you can even tactfully help them organize their yard. They may even appreciate the help.

Keep your garage door and the doors to any sheds or laundry rooms closed. If you have a fountain ensure it is clean and in working order.

None of these “curb appeal” basics should take much time or expense to complete and they can do a great deal to help sell your home quickly and for the desired price.
