When looking to buy a home on the Indianapolis real estate market, there are many factors to consider. You may not know everything about the home you are after, and unfortunately the person selling it may be in a similar situation. W2henever you are looking to buy a new or used home, you can’t go wrong by paying for a home inspection. Any realtor worth their salt will insist you get a home inspection, and insurance companies will often ignore your claim if a home inspection hasn’t been performed ahead of time.

Why should you get a home inspection, and more importantly, what is it? Well, home inspections are used to determine the livability of you Indianapolis real estate. They can let you know about any problems that may be in place that the common person may not notice, and they tend to be very through.

While most will charge extra, many home inspectors will offer additional, in-depth inspections for things like radon and mold contamination, but all will look at the structure and condition of your Indianapolis real estate and provide you with detailed, photographic references for everything covered.

Indianapolis real estate is subject to wild shifts between the summer and winter months in terms of temperature and humidity, and a common issue homeowners have to deal with is the possible presence of mold. Mold can form in the attic, walls and vents of a home, and while treatable, the mold never really goes away once it is in place. Keep that in mind when a home inspection returns mold results; treating it won’t remove the reason it formed. Fortunately, the home inspection will likely turn up the reasons for it forming in the first place.

Many home inspections will go from top to bottom while looking over your Indianapolis real estate, and they will take detailed pictures of everything they see, both problem-related and not. The house inspection is a document that has to be able to hold up in court as well as with the insurance companies, so rest assured that your inspector won’t rush, and that the job will be thorough. House inspectors will even crawl into your crawl space and attics to take photos of what may be causing problems.

Another nice thing about house inspections is that if you are a potential seller of a home on the Indianapolis real estate market, having a house inspection done ahead of time helps you to learn about your property and fix potential issues a head f time. Many sellers now consider it nearly mandatory to perform a home inspection before inviting the public to see their homes.

A home inspection of your Indianapolis real estate is not only a wise decision, but a money-saving one. If a problem arises within one year of an inspection, and that inspection proved that your home was free of the problem at the time, the insurance company will take this as a valid reason for the claim. Home inspections make sense financially and for peace of mind, and when you are buying a home, the last thing you want is uncertainty considering the state of your property.
