When you are thinking about listing your property for sale having a proper marketing strategy is not always the first thing on people's list of things to do. The truth is that most real estate advertising starts and ends at listing on the Multiple Listing Service or MLS. This is often a fatal error that can cost you both time and money because your property will most likely be competing with many others on the market.

The first part of your marketing strategy is to do some research. Be aware of what the selling, not asking, price of comparable properties in your area over the past few months. It is very easy to make the misstep of only looking at asking prices in your area and basing your asking price on that data alone. But you could end up asking too high a price thereby making the sale of your property take longer. Your real estate professional can assist in presenting you with selling prices so you can make a better decision.

Once you know what houses have been selling for the next phase is to determine what the real estate market is doing. Are prices climbing or falling each month and by how much? But be careful to keep your research on your local area. Certain pockets of a larger city could be experiencing a modest rise is home prices despite the fact that the city, as a whole, is in a decline. For instance, in the greater region of Durham, Pickering real estate could have particular economic factors that is causing it to go up a bit despite the fact that the average price of Durham region real estate is falling from month to month.

Real estate publications and magazines are still used by many house hunters but the majority look on-line for properties at some point. Newspapers allow you to post a short description or even a photo, but marketing on a website can give you much much more. You can quite easily post multiple pictures, videos, virtual tours and go into greater detail. All of this will not only allow your listing to stand apart from others but can also assist in bringing you more qualified purchasers.

At the end of the day you want your property sold for the largest possible price and in the quickest amount of time. You will stand to have the largest chance of success by doing a little research and putting together a proper marketing strategy.
