Renting a house or a building can be a good means of gaining income. You can maximize a place and have a lot of people renting the place. As the landlord, you are not only in charge of having the place rented by tenants but also with the safety of the people living there. The tenants may vary from people you know or you may not know. This is already out of your control.

One thing that may worry you about this scenario is the security of your place. If you do not know the people living there, you may just be surprised to find the FBI or authorities knocking at your door and looking for them. On a milder note, there may be crimes such as robbery or harassment in your place that might happen.

As the landlord, it is your job to run a background check on the people living there. Yes, it is a necessary procedure that leaves you with no other choice but to do it. You tenants might be concerned about their safety in your place and the last thing that you would want to happen is that they leave your place because some crimes have happened there.

Starting with a consent that they need to fill up, you can get the necessary information that you need on your tenants. You need to check on the guidelines set by the Fair Housing Laws which tell you how to properly do background checks on your tenants.

Agencies are the ones who will do the background check by verifying the information submitted to you. These agencies have access to different database and files which will help you gather information you need. At this point, all you have are the basic information such as contact details, social security number and even employment history.

The next step that they will takes is to find out records which identify if they have any criminal records, public arrest records or state eviction records. This will help you assess if your tenant will only mean trouble. This cannot be good for you and your tenants.

It is your responsibility to make decisions whether to accept them or not. If ever you do accept someone who might cause trouble, you might want to think twice or just increase security. You can hire someone to check on the tenants from time to time. As long as you ensure the safety of your tenants, it is okay. Remember to prioritize them first.

Doing a background check on your tenants is simple, all you need to do is make sure that you have all the necessary information about them. As the landlord, you have the right to decide whether to do a background check on your tenants. But you should keep in mind that your place will be better if you and your tenants are ensured of their safety. It is so simple to do a background check, so do not worry if you think of the hassle that comes with it. It is nothing compared to the assurance that you are living in a safe environment.
