If you are looking to sell your home quickly, one of the most important things to think about when marketing your home is home staging. The first impression your home makes on potential buyers can either make or break the sale. Home staging can cost you extra money, but in the end it can not only speed up the selling process but actually boost the selling price for your home if you do it right.

One of the first things to think about when stating to stage your home is the curb appeal, or outer layer of your house. Make sure that the area surrounding your house is neat and attractive. This is the very first thing a potential buyer will see, you want it to look good so that they will be hopeful before even entering your home. Paint your house if need be, dress up the landscaping and make sure it is all groomed and well kept. Take away any clutter, make it simple and pleasing to the eye.

There are lots of things to think about when staging the inside of your house. First and foremost, take away clutter, make your home look spacious and clean. You want the buyers to be looking at your home and not the stuff inside. Remember that buyers will be imaging their own furnishings in your home, so make it as neutral as possible so that people with different styles can imagine living in your space. You might even go as far as re-painting your house with neutral colors to appeal to a greater audience, and to keep the house looking fresh.

Light is very important when home staging. Make sure to allow a much natural light into the house a possible. Open all the drapes, make the windows look big and add some new light fixtures if you need too. Light opens up a room and makes it look spacious and inviting. Tactics like this can attract the potential buyers subconsciously and make them feel happy in your home.

Repair EVERYTHING in your house. Make sure there are zero broken cabinets, door nobs, windows, or light fixtures. The people looking at your home will find these things and when they do, you could loose a sale. Usually these things are easy to fix and it will make the difference if your home is completely free of small inconveniences like a squeaky door.

Make sure that the things that will be showing in your house are updated, clean and fresh. You might want to update the throw pillows on your couch, or the bedspread in the guest room. Put some fresh fruit out in the kitchen, and some new soaps in the bathroom. These last minute touches can push the deal over the edge for some people.

If all of this is sounding like a lot of work, then you might want to check into hiring a professional home stager. There are people who will come in a do all of this for you, assisting you every step of the way with your home staging. They even have furnishings you can rent to make your home look more expensive and up to date without having to buy new things.

Whether you do the home staging by yourself, or hire someone to do it for you, it is a very important step in marketing your home. Make sure you take the time to make your home attractive to buyers, it will save you time and money in the long run.
