Securing Apartment And Condominium Complexes

As many homeowners lose their homes to foreclosure and many people are choosing not to buy a home at all, more people are living in apartment complexes. Others are choosing to purchase condominiums where there is less maintenance. Renters and condo owners want to know that their valuables are secured and the complexes and areas are safe. To ease the minds of their tenants, many property managers are hiring security companies to monitor their premises. Having onsite security guards benefits the managers and residents of apartment and condominium complexes in several ways:

• Many security companies have marked patrol cars that drive through the complex. When thieves see these cars, they may think twice about robbing the residences of the complex. The officers in these marked cars also learn the normal routines of the residents so that when something unusual happens, they will know.

• If something were to happen such as a home invasion or armed robbery, the security guard could respond in a matter of minutes. The police officer may be on the other side of town when he or she gets the call about a crime taking place in the condominium. While the police get there as fast as they can, an onsite security guard may be able to quell a volatile situation or capture a thief who was breaking into a home before the police arrive. Many companies provide armed officers. If the situation involves an armed suspect, the officer is equally matched if he or she confronts the suspect.

• With a security officer onsite, residents can take vacations without having to worry if their home is safe. When the security officers know that the resident is gone, he or she can make sure to watch over the apartment or condominium and watch for suspicious activity.

• Often a complex will have empty apartments. Sometimes squatters or drug dealers will break in and live there or worse yet, use it as meeting place for drug deals. When discovered, these lawbreakers usually leave behind a big mess that can costs apartment mangers hundreds of dollars to fix. Onsite security officers will watch the empty apartments for unauthorized activity.

• Don’t depend on a “gated community.” Gates are a great deterrent to unwanted visitors, but thieves are savvy. They can enter the complex from the surrounding area and avoid the gates.

Why should you consider security officers? Alarms can alert the police and neighbors that there is an intruder, but a security officer can respond quickly and save your valuables or maybe even your life. If you are looking for a security agency, make sure the officers are well trained, bonded and know the law. If the security officer does not abide by the laws, you could face legal action. If you decide on armed guards, make sure they have been properly trained.

Residents have many choices when it comes to where they can live and for many people safety is the top deciding factor in making that choice. Assuring residents that they are secure makes them feel like they are “home.”
