Living in the United Kingdom can be very expensive. Specifically, London is one of the most expensive cities in the world to live. This cost of living helps drive the loan and mortgage markets in the UK. The UK is a small country, but it has one of the largest loan books in the world, because of the astronomical property prices. There is limited space, limited housing, which helps drive up the prices.

Obtaining a mortgage in the UK can be an expensive venture, but it will generally lead to long term financial gain. A mortgage is the type of loan used to secure a property, normally to be used as a primary home. A bank generally lends the money to individuals to purchase a home, and then they pay back the loan, with interest, over a period of most commonly 20-35 years.

There are many different mortgage product types in the UK. Each product can have many different options, so make sure to research the best fit for you. For example, the type of rate you choose can have a significant impact on your cash flow. If you opt for a fixed rate loan, this means that your loan will have a consistent rate for a period of years. Fixed rate loans are more popular when rates are rising. A variable rate loan changes when the Bank of England sets the new base rate. The base rate can change as often as monthly, if the Bank of England decides it needs to increase of decrease. Variable rate loans are popular in a decreasing rate market.

If you already have a mortgage, there are many different reasons to consider a remortgage. Make sure to thoroughly read through your mortgage documentation though, because you may be liable to pay early breakage fees. Whether or not you have to pay a fee, if you obtained your mortgage when rates were higher, you may be paying considerably over the average. Often times it is still in your best financial interest to pay the fees for remortgage and obtain a lower rate of interest.

Another reason to remortgage your property is to pull out cash equity. If you have owned your home for some time and have built up equity, you can remortgage your home and take the extra money out as cash for any reason you would like. Often times, people remortgage their homes to pay for university, a housing extension, or to start a business. A cash equity remortgage allows you to pay a lower rate than most personal loans. If you have a need for a loan, compare the interest and fees associated with a remortgage compared to the fees and interest that you would be paying on a personal loan.

Whether you are looking for a first mortgage or to remortgage your existing home, remember to do plenty of research. The current financial climate is bleak, so many banks are particularly strict in their lending. Make sure that you know exactly what is required and all of the fees involved before committing to any mortgage or remortgage.
