Puerta Vallarta Real Estate: North Shore At A Glance

The North Shore of Puerto Vallarta offers a wide variety of Mexican real estate from which to choose. From the small town of Guaybitos to the peninsula community of Punto de Mita you'll find everything from luxury condominiums to quaint single family homes and even commercial lots ready for development. From a geographical standpoint, the North Shore runs north of Puerto Vallarta, along the coast featuring gorgeous beaches with great surf, coves, cliffs and small villages. As you move in a southerly direction, the communities are more developed and feature modern amenities and tourist developments. Overall, this area is known to have a slower pace with a drier climate and currently it features some excellent Puerto Vallarta real estate opportunities.

Guaybitos is considered the northernmost town with good real estate opportunities. The town is inhabited by less than 10,000 people and being 90 minutes from the airport, is known to be a slower, more remote and quieter location. The town is a popular local tourist destination and is also popular with Canadians during the winter. Because this area is not very developed, there are a number of excellent real estate opportunities including single family homes, single lots and commercial lots ready for development that can run anywhere from $100,000 to upwards of 9 million dollars.

South of Guaybitos, you'll find the small city of San Francisco, which is also known as San Pancho. Just 27 miles north of the airport, this town is a popular weekend destination of people who live in Puerto Vallarta and this is a great location for ex-patriots and retirees who are more down to earth and don't need the luxury amenities at their fingertips. There are a number of great restaurants and café's so you really do get the quieter pace of old world Mexico matched with modern convenience. San Francisco also offers amazing beaches and lush forest areas for surfing, hiking and exploration. It has an excellent infrastructure that was developed in the 1970's and recently the real estate boom has yielded a variety of Puerto Vallarta real estate opportunities from bungalows in the high hills to lots, condominiums and single family homes from $200,000 up to $1.7 million.

As you travel further south, you will come to the fishing village of Sayulita. This is a very popular surfing destination, especially for people who want to take lessons because the gentle breaking waves are consistent and manageable. Although this main square of Sayulita boasts cute boutiques and some great restaurants, this town has no massive hotels or condominium complexes to take away from its old world charm. In fact, many say that because of the surf influence this town combines the charm of beachy California with the best of Mexico. Only 22 minutes from the airport and loaded with charm, Sayulita also has terrific Mexican real estate opportunities including houses, lots and larger properties from as low as $70,000 to upwards of $3 million.

Litibu sits just north of Punta de Mita and is an up and coming luxury development location. This spot is being developed by the Mexican federal government and will include an 18 hole golf course, condominiums, single family homes and hotel space. Although there is currently very little on the market in this town, this will be an interesting development to watch for build-able lots and pre-construction condominiums.

At the southern most tip of the North Shore is a peninsula which holds Punta de Mita and El Anclote. The peninsula offers incredible views of the bay to the south and the coast of the north. Punta de Mita is well developed and geared towards those seeking luxurious amenities. The Four Seasons Resort is already located there, as well as a Jack Nicklaus signature 18 hole golf course.

North of Banderas Bay, there is now a private and exclusive resort on over 1600 acres of pristine property with almost 10 miles of beach front. Plans are in the works for additional high end hotels and this community will be exclusive. In other words if you aren't a guest or a resident, you won't be able to access the area - unless you make a reservation at one of the fine restaurants. Everyone can enjoy the El Anclote public beach. El Anclote is actually two small towns within Punta Mita. The beaches have smaller, consistent surf and this is a popular area for boat rentals. You can find condos, residential lots and single family homes in El Anclote for less money than what you will find in Punta Mita proper, but homes and property are not as readily available as in other Puerta Vallarta real estate areas. Within Punta Mita you'll find lots, condos and houses from 72,000 to 7.5 million.

As you can see, the North Shore of the Puerto Vallarta area has a tremendous amount to offer. If you are in the market for Puerto Vallarta real estate, don't miss out on some of these amazing opportunities.
